If my development follows the rules for permitted development , can i get on?

If your proposal is designed exactly as the PDR rules require, you could still be at risk.

Not only there are places that resist the implementation of PDR and have even withdrawn them, but there are areas where they are simply not applicable .

Furthermore, if you are looking to benefit from the extended PDR, for example, you will need a prior approval and the adjacent properties will be consulted.

So how can you reduce your risks and technically get moving quicker?

You could pay for pre-application advice from the relevant Local Authority to have your proposal evaluated by the planning officers.

Now, you might wonder could you submit a lawful development certificate to your Local Authority for them to confirm that works are in compliance with the requirements in the relevant borough?

You could, but from experience i can tell you that there are Local Authorities that are taking up to a year to give an answer on LDCs and the answer is a refusal because in that time they have changed the local framework.

So be mindful
