do you need permission to landscape around your house?

Do not assume that landscaping works do not require planning without checking TP orders, Local & listed /conservation restrictions, flooding strategies etc

With topics such as context and sustainability gaining weight in local policies, you will be expected to ensure your proposal considers more than your development .

Do seek advice from your Local authority... and among other things ask about decision making times.

Why? because if you assume that planners will make a decision within the statutory period of 8 (to 12) weeks you could be waiting for a year (i am not exaggerating as this happened to a client)

I have seen clients lose contractors & projects become unaffordable because of planning delays and I have spent a lot of time chasing planners in for simple decisions.

The Planning departments are highly under resourced and will prioritise large scale developments . This means (translated) that those schemes seen as offering benefits to the wider community are treated as more urgent. As a result, smaller projects can fall between the cracks

(These are the things one learns about when the same client works in large scale projects within the same borough where their small project is based)

(i shared a longer post on this topic in my other account @burutapen last year)
