RIBA stage 6: handover

As a reminder...since its been a while... if you have ever heard people speak about RIBA stages when discussing the different stages of a project , those are part of a tool called the Plan of works.

Today, we will finally discussed Stage 6: Handover

For the duration of the contract, the contractor is responsible for your building and they will look after it on your behalf. At this stage, they will hand it back to you. Among other things, this means that the insurance reverts back to you, for example.

At the start of the handover you will have an agreed list of defects, the, owners manuals, record drawings and the health and safety file.

At the end of it, the defects will have been corrected and you will be getting the final certificate.

This is a stage where communication is vital. It is quite common that clients get nervous with the thought of the contractors' departure and start seeing "defects" everywhere

This is why as an #Arkhlient, you will need to make sure that your list of defects reflects all defects

It is also important that from the start you discuss with the contractor what snags and defects are in order to avoid problems when stage 6 comes.
