Forgotten costs when buying a home

Do you know what are the costs that are most regularly forgotten by clients ...in my experience...?

• Practical costs related to the works including but not limited to mortgage payments, temporary rental, offsite storage, Building survey report etc.

• Applications related to statutory obligations such as: planning, building regulations.
or potential utility upgrades etc.

• Leasehold related costs including license to alter fees, freeholder expert team fees, specialist surveys etc.

• Project team costs: professional fees, measured surveys, specialist surveys such as asbestos, building drawings etc.

• Construction costs which include costing of the build (materials, labour, and profit), preliminaries and contingency typically

(Preliminaries are costs that cannot be allocated to the works but are required to deliver the project: site security, cleaning, insurance, safety, guarantees etc)

• And of course, the one most clients forget about, VAT.
