Found the home of your dreams?

Sometimes people find a home that they like and they believe will be able to accommodate every one of their dreams...the agents tell them so and yet something does not sit quite right.

At the start of 2022 we were appointed to review one of such properties on behalf of a client.

In paper, it sounded great . A freehold house in a quiet street with easy access to the underground and planning permission for a ground floor extension and a loft.

However , a quick mathematical exercise proved that the space and value added by the 0.7m "extension" was no match to the expenses required to deliver the works. Furthermore, with not one but two party wall awards to deal with, the workload was more than the client ever intended.

Then there was the loft conversion, which was such that, as designed, could not be accessed . The volume was clearly fudged in the planning drawings, and yet, the planning officer had neither conditioned nor informed their approval.

I met the client and the agent at the property having done my homework on advance, unsurprisingly for those of you who know me, and after walking around the property with my client, I approached the agent to ask about the value that implementing the designs would bring to the project.

After an initial patronised interaction, they eventually realised that we were team client all the way and that we would not accept misleading answers .

The client never bought the property but did thank us for helping them articulate the doubts they could not.

Moral of the story is, don't be scared to reach out to professionals if your gut is telling you something and you can't put it into words.
