Today, I will discuss why assuming that “ballpark figures can be pull out of thin air" will lead to disappointment
When working in bespoke refurbishment projects (at least in the UK) It is a well-known fact that one cannot have a reliable cost before defining the scope of works.
Don't expect or demand your architect or contractors to be able to give you a cost without knowing what the design and finishes will be. Instead, invest the time finding out what you need and how it should look like.... and be prepared for increases in costs related to market trends beyond anyone's control.
